Is Direct Booking Allowed on Airbnb, Vrbo and Booking.com? What Each Platform's Terms Say
All three platforms restrict taking their guests off-platform, but the rules and penalties differ. Here is each platform's own wording, side by side, verified Oct 31, 2026.

Short answer: you can run your own direct booking website, but Airbnb, Vrbo and Booking.com all forbid using their platforms to move a guest's booking, payment or contact off the platform. The penalties differ. Vrbo can charge you its commission on a direct booking that started as a Vrbo inquiry within 30 days, Airbnb can suspend listings and accounts, and Booking.com treats commission avoidance as a material breach.
This page is part of our Direct bookings hub. Every rule below is quoted from the platform's own help center or terms, with the date we checked it. For fee math, see our Vrbo 12% commission guide and Airbnb's Nov 20 cleaning-fee rules.
Is direct booking allowed on Airbnb?
Not with guests you meet on Airbnb. Airbnb's Terms of Service bar requesting, making or accepting any booking or payment outside Airbnb, and its help center bans off-platform contact before booking. Airbnb's own "direct booking link" is a pilot where the booking still happens on Airbnb.
Airbnb's Terms of Service (page shows "Last Updated: February 5, 2026"), section 11.1, say:
- "Do not request, make, or accept a booking or any payment outside of the Airbnb Platform to avoid paying fees, taxes or for any other reason."
- "Do not use the Airbnb Platform, our messaging tools, or Members' personal information to send commercial messages without their express consent."
Section 5.4 adds: "Do not encourage Guests to create third-party accounts, submit reviews, provide their contact information, or take other actions outside the Airbnb Platform in violation of our policy on limiting host-imposed contracts and other requirements."
The "Keeping payments on platform" section of Airbnb Help 2799 ("Pricing and payment transparency") says: "Guests and hosts must keep payments for mandatory fees and for current, future, or repeat bookings on the Airbnb platform, and may not ask or encourage another user to send or receive payments outside of Airbnb." Its list of things hosts and guests may not do includes:
- "Ask each other to communicate off-platform prior to booking; all communications prior to booking must be on Airbnb."
- "Include links in listing pages or messages that take people off of the Airbnb platform"
- "Offer or solicit discounts to book off of Airbnb"
- "Rebook Airbnb reservations off-platform, including by canceling an existing full or partial reservation."
What changes on Airbnb on November 20, 2026?
Airbnb Help 4169 sets a new guest-data policy that "applies to reservations booked on or after November 20, 2026". Under it, hosts can't ask guests for contact details during the booking or the stay, with limited exceptions.
The new policy says: "With limited exceptions, hosts may not solicit personal data at any point during the booking process or stay. This includes: Contact information, such as their phone number, home address, or email address." It also says: "WiFi portals that ask for a guest's email address or other personal information are not allowed unless the listing is a hotel or resort, or one of the exceptions below apply."
For reservations booked before Nov 20, the previous policy on the same page still applies. It allowed one exception: "You may use an alternative means of communicating with a guest if requested by a guest after booking (ex: chat app)".
On enforcement, Help 4169 says: "If we determine that a host violated this policy, we take appropriate action, including educating the host on our policies, issuing warnings, suspending or removing listings, or suspending or removing the violating account for repeat offenses."
What is Airbnb's "direct booking link"?
It is an Airbnb feature, not an off-platform booking. Airbnb Help 4270 says: "When a guest books using your direct booking link, your host fee for that reservation is automatically reduced." It also says "Guests still need an Airbnb account to book with your direct link."
Access is limited: "This is a pilot program that's currently available to a limited number of hosts with eligible listings. Airbnb may change or end it anytime, including adding or excluding hosts from participation." The page gives no fee percentage; Airbnb says to check the listing editor. Among sharing ideas, Airbnb lists: "Include it in your own website or marketing materials".
Is direct booking allowed on Vrbo?
Only with guests who didn't come to you through Vrbo. Vrbo's policy says its platform "cannot be used to find or discuss a reservation and then take that reservation or payment off-platform to avoid paying compensation or fees to us." Its Host Terms also make a direct booking within 30 days of a Vrbo inquiry subject to commission.
Vrbo's Off-Platform Booking Policy says Vrbo hosts must not:
- "Communicate outside of Vrbo's messaging platform until after a reservation is confirmed."
- "Include links, QR codes, buttons, or contact details that are intended to redirect guests away from Vrbo."
It also bans "Offering or accepting discounts, credits, or other incentives in exchange for booking or paying off-platform."
The Vrbo Host Terms of Service ("Effective From: 29 October 2026") define an "Off-Platform Booking" in section 4.8.1: "A booking will be regarded as having originated from our Service where Host receives through our Service an inquiry, booking request, or other contact from or on behalf of a Guest about a Listing (each, a "Vrbo Lead"), and then, as a result of and within thirty (30) days of the Vrbo Lead, Host completes a booking for that Listing directly with the Guest or the Guest's representative, including by telephone or email". Section 4.8.2 says that for Pay-per-Booking listings, Vrbo "will be entitled to the Commission on every booking made on our Service as well as on every Off-Platform Booking." Section 4.8.3 extends this to a substitute property booked "within 30 days of that Vrbo Lead ... regardless of whether Host lists the substitute property on our Service." The terms don't say whether this applies to inquiries or bookings made before Oct 29, 2026, and we haven't seen Vrbo say either way.
Vrbo's help center says: "Vrbo will block messages from hosts that violate the off-platform booking policy." Blocked messages include "Messages containing contact information, such as phone numbers or emails, sent prior to booking." and "Messages offering alternative booking methods, such as a personal website."
Is direct booking allowed on Booking.com?
Not with guests from Booking.com messaging or contact data. Booking.com's partner help says "All communication should stay on the Booking.com platforms," and its accommodation terms bar using guest contact details "to send unsolicited electronic communications". Commission applies to reservations made through the platform.
From Booking.com's General Delivery Terms for accommodations (the page shows no effective date):
- 2.9.3: "The Accommodation shall not use the Messaging Service and/or Guest contact details provided by Booking.com to the Accommodation to send unsolicited electronic communications to any individual".
- 2.1.1: "The Accommodation Information shall not contain references or links to the Accommodation or to third parties, including social media, website, app or platform."
- 2.3.1: "For each reservation made through the Platform by a Guest for a room, the Accommodation shall pay Booking.com a commission".
We found no Booking.com clause, like Vrbo's 4.8, that charges commission on a booking completed off Booking.com.
Booking.com's terms also contain rate and conditions parity rules (clauses 2.2, 5.1 and Annex 5) that vary by country. Read the version in your Extranet before pricing your own site lower.
Side-by-side: what each platform's terms say
| Platform | Contacting guests off-platform | Taking a booking direct | Penalty or consequence (quoted) |
|---|---|---|---|
| Airbnb | Help 2799: "all communications prior to booking must be on Airbnb." Help 4169 (bookings on or after Nov 20, 2026): "hosts may not solicit personal data at any point during the booking process or stay." | Terms 11.1: "Do not request, make, or accept a booking or any payment outside of the Airbnb Platform to avoid paying fees, taxes or for any other reason." | Help 4169: "issuing warnings, suspending or removing listings, or suspending or removing the violating account for repeat offenses." Terms 12: Airbnb "may also terminate this agreement immediately and without notice ... if you breach these Terms". |
| Vrbo | Off-Platform Booking Policy: hosts must not "Communicate outside of Vrbo's messaging platform until after a reservation is confirmed." | Host Terms 4.8.1: a direct booking "within thirty (30) days of the Vrbo Lead" is an "Off-Platform Booking"; 4.8.2: Vrbo is entitled to "the Commission" on it. | Policy: "suspension or termination" and "we may charge or withhold amounts equal to the compensation or fees that would have applied if the booking had been completed on the platform." Help: repeat violations "may result in the suspension of your listing." |
| Booking.com | Partner help: "All communication should stay on the Booking.com platforms." Terms 2.9.3: no use of guest contact details "to send unsolicited electronic communications". | Terms 2.3.1: commission is due "For each reservation made through the Platform". No clause found charging commission on off-platform bookings. | Terms 7.4: "a bad faith attempt to avoid payment of Commission and/or decrease Commission" is a material breach that lets Booking.com "immediately terminate (close), restrict or suspend" the agreement. |
What can hosts safely do?
Stay inside what the platforms' own words allow. These points come straight from the quoted pages; anything beyond them is a judgment call for you and your lawyer.
- Keep every pre-booking message on the platform. Airbnb and Vrbo both say so in plain terms, and Booking.com says all communication should stay on its platforms.
- Keep links and contact details out of listings. All three platforms bar them in listing content.
- Register your website link in Booking.com's messaging settings. Booking.com says "We'll remove any unregistered links in messages sent to your guests," and lists "your property's website or online check-in tool" among links you can approve.
- On Vrbo, use opt-in marketing only as the policy describes. Vrbo allows "General marketing (for example, opt-in mailing list offers) that is not used to move an active reservation or payment off-platform and that travelers have expressly agreed to receive." Its Host Terms (3.1) also require consent "directly from a Guest" or another appropriate legal basis before marketing to guests who booked through Vrbo.
- Keep records of where each inquiry started. Vrbo's 4.8.5 puts reporting of Off-Platform Bookings on the host and lets Vrbo assess commission "unless Host provides reasonable evidence to the contrary."
- If you're in Airbnb's pilot, the direct booking link is Airbnb-sanctioned. Help 4270 suggests sharing it on your own website.
FAQ
Is it against Airbnb rules to book direct with a guest you met on Airbnb?
Yes. Airbnb's Terms of Service say: "Do not request, make, or accept a booking or any payment outside of the Airbnb Platform to avoid paying fees, taxes or for any other reason." Airbnb's payments policy also bans rebooking Airbnb reservations off-platform.
Can I put my website link in my Airbnb or Vrbo listing?
No. Airbnb Help 2799 bans links in listing pages or messages "that take people off of the Airbnb platform". Vrbo's Marketplace Standards say listing content that directs guests to book elsewhere is not permitted, "This includes URLs, phone numbers, email addresses and physical addresses."
Can I offer a discount to book direct?
Not to guests you reach through these platforms. Airbnb Help 2799 lists "Offer or solicit discounts to book off of Airbnb" as not allowed, and Vrbo's Off-Platform Booking Policy bans "Offering or accepting discounts, credits, or other incentives in exchange for booking or paying off-platform."
What happens if I break a platform's off-platform rule?
Airbnb says it may issue warnings or suspend or remove listings and accounts. Vrbo says it may suspend or terminate you and "charge or withhold amounts equal to the compensation or fees" it would have earned. Booking.com's terms treat "a bad faith attempt to avoid payment of Commission" as grounds for immediate termination.
Does Booking.com let me email guests?
Only through its own tools. Booking.com's partner help says "All communication should stay on the Booking.com platforms", guests appear only behind an anonymous alias, and its terms bar using guest contact details "to send unsolicited electronic communications".
Is Airbnb's direct booking link the same as a direct booking?
No. Airbnb Help 4270 says guests "still need an Airbnb account to book with your direct link", and the booking is made on Airbnb with a reduced host fee. Airbnb calls it a pilot "currently available to a limited number of hosts with eligible listings".
